Palm Springs, CA 92264 Market Report for the Week of October 8, 2012

The median list price in PALM SPRINGS, CA 92264 this week is $699,000.

Inventory and days-on-market are both trending higher recently. However, the improving Market Action Index implies some increased demand will temper the negative trends.

Supply and Demand

Home sales have been exceeding new inventory for several weeks. However because of excess inventory, prices have not yet stopped falling. Should the sales trend continue, expect prices to level off soon and potentially to resume their climb from there. Watch prices as the market transitions from a Buyer’s market to a Seller’s market.

Again this week in this zip code we see a downward notch for prices. We continue to pull back from the market’s highs. At this point, we will be looking for a persistent upward shift in the Market Action Index as a leading indicator for a trough in prices.

The Mesa Luxury Homes and Estates – Palm Springs

The-Mesa-Luxury-Homes-and-Estates-300x225Mesa Luxury Homes Have a Long History in Palm Springs

Mesa Luxury Homes and Estates are located in South Palm Springs. This community has been established since the early 1920’s, under the leadership of Edmond Fulford, a famous Los Angeles businessman. It is specifically seated in Palm Canyon Mesa, this gated area was supposedly built on the lowest slopes of the San Jacinto Mountains to protect the homes from the strong winds of the desert. There was even a plan that there will be a common main entrance for the exclusive community, however, all these plans were put on hold because of Mr. Fulford’s death in 1936. Still, the gatehouse remains to be a reminder of the businessman’s vision.

After the death of Edmond Fulford, other developers put interest in the making of the Mesa community. That’s why this real estate offers several architectural styles. The estates are located on the east slopes of the San Jacinto Mountains, not following the original plan of Fulford. But still, Mesa gained a pretty good reputation around town; people often say that this place comes with a family and friendly atmosphere. The neighborhood is quiet and safe at all times. Almost all the neighbors here are friends, and they always take time to visit one another, which seldom happens in the society these days.

Tahquitz Canyon Location Provides an Ideal Setting

Mesa homes are near the east of Tahquitz Canyon. As you all know, Tahquitz Canyon features a 60-foot waterfall that comes in seasons. Indian rock art and ancient irrigation can also be seen through here. According to stories, the canyon is home to Tahquitz, an Indian who possess great power. It is believed to speak thunder and lightning, it eats human flesh, as well as beautiful women. Those who disappear on the mountains are said to be taken by this legendary Indian. This story adds mystery to the awesome Mesa community.

Are you excited to get your dream home from the best community up in South Palm Springs? It offers the best environment for a family and of course, you can get the finest out of nature. Some of the architectural styles that Mesa estate offer are the 1920’s Spanish villas, 1950’s Ranch homes, Santa Fe Style homes and a lot more. This community surely comes with a great combination of modern Palm Springs, the old school style of living, as well as a taste of good old Mother Nature. The price usually ranges from $600,000 up to $3 million, depending on the location, size, and type of home you want. Mesa homes and estates are not just for the rich, there’s a home perfect for anyone interested.

So, whenever you come around California, particularly in Palm Springs, go check out what the Mesa community has to offer. Surely, people are never left disappointed with the unique homes that this real estate can share. It is best to visit the place, rather than shopping for pictures from the Internet. The homes can be appreciated more once on the actual location of the estate, there is no doubt about that.

San Jacinto Mountain Towers Over Palm Springs

Towering over the city of Palm Springs is the majestic San Jacinto Peak, the highest peak of the San Jacinto Mountains.  At over 10,000 feet tall, the peak is ranked sixth in height amongst all peaks in the continental United States.  Known as one of the “Three Saints”, San Jacinto Peak joins Mount San Gorgonio in the San Bernardino Mountains and Mount San Antonio in the San Gabriel Mountains as the three tallest mountain ranges in Southern California.

Hiking and Climbing San Jacinto

Hiking is a popular activity within San Jacinto State Park, and San Jacinto Peak is easily accessible by several trails throughout the area.  The easiest way to access the high country wilderness full of granite peaks, dense forests and mountain meadows is by the Palm Spring Aerial Tramway from Valley Station.  Another popular route is to take the Marion Mountain Trail near the town of Idyllwild.  Other routes from Idyllwild include The Devil’s Slide, Deer Springs, Fuller Ridge, and Seven Pines trails.  For those feeling quite adventurous, the peak can also be reached via the Cactus to Clouds trail from the Palm Springs Art Museum, although this is an arduous climb of over 10,000 feet.

Visitors who would like to test their skills in snow and ice climbing can reach the peak by way of the Snow Creek Route.  This challenging route climbs directly up the north face with an elevation gain of 9,600 feet in less than 7 miles.  It involves hiking over rough terrain with sustained climbing with crampons and a ice axe.  This route is for serious climbers only, and there have been climbers who have been injured or have died while attempting this route to the peak.

Getting to San Jacinto

For those who would like to climb the peak by way of the Palm Springs Aerial Tramway, take I-10 eastbound until you reach CA 111.  Turn right at the Tramway sign and drive to the end of the road.  Pick up a wilderness permit from the ranger station before heading out on the tram.

To climb the Cactus to Clouds trails from the Palm Springs Art Museum, continue on CA 111 until you reach Palm Springs.  CA 111 becomes Palm Canyon Drive.  Turn right on W. Tahquitz Canyon Way to Museum Drive.

Climbers who wish to take the Snow Creek route will take CA 111 to Snow Creek Rd.  There is a large turnout on the road at the Snow Creek Village sign where you will park to begin your journey.

Trails from Idyllwild take CA 243 south towards the town and follow signs to each trailhead.

More Information

All parking (except at the Tramway) require a National Forest Adventure Pass which can be purchased at any ranger station or from many local merchants.  The pass is $5 a day or $30 for an annual pass.  Permits are required to enter the San Jacinto Wilderness and State Park which can be purchased at the ranger station in Idyllwild at 25905 State Highway 243 or at the Mountain Station at the top of the Tramway.

Camping is allowed in the park by permit only, and there are many campgrounds located in and around Idyllwild.
