Palm Springs, Market Report for the Week of August 27, 2012

The median list price in PALM SPRINGS, CA 92262 this week is $319,900.

Inventory is tightening and days-on-market is falling. The Market Action Index shows demand heating up. These are relatively bullish signs for prices.

Supply and Demand

Home sales have been exceeding new inventory for several weeks. Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.


We continue to see prices in this zip code hovering around these current levels, even though they bumped up a bit this week. Look for a persistent up-shift in the Market Action Index before we see prices move significantly from here.

Taquitz Country Club



Located in Palm Springs, Taquitz country club is like an undiscovered pearl in the heart of the Palm Springs area. The Taquitz country club consists of two scenic 18-hole golf courses that both have spectacular views of Palm Springs and were even rated by Golf Digest as ‘one of the best places to play’.


Directions to Taquitz country club

  • If one is at Palm Springs, take the Palm Canyon drive from downtown heading East and take a left turn onto Golf drive, the entrance to Taquitz country mile is located just one mile to its left.
  • If one is on the East Interstate 1-10, they should exit at the Gene Autry exit towards Palm Springs Airport exit and turn right. One then turns left on Ramon road and right on Crossley road. From here, the golf course entrance will be one and a half miles to the right.
  • If one is on highway 111 heading towards Palm Springs, turn right on to golf club drive and the Taquitz Country Club entrance will be one mile to the left.
  • If one is headed west on interstate 1-10, exit at the Ramon road exit to Palm springs and turn left towards the Aqua Caliente Casino onto Ramon road. From here, branch into Palm Springs and turn left after approximately 6 miles. The golf course entrance will be just one and a half miles to the right.


Taquitz country club golf courses


The Taquitz Country Club has two unique golf courses each with the following characteristics;


Legend Course


This spectacular course was designed by renowned designer Billy Bell in the late 50’s and it has some of the most beautiful landscapes in the area. The Legend course was renovated not too long ago by Palmer Course Design Company. This course is huge and extensive and stands at a whooping 6815 yards with 60 bunkers. The Legend Course at the Taquitz country club is also a par- 72 course that has the traditional golfing layout that is commonly liked and used by most golfers.

It also features greens that are heavily sloped from front to back making the playing experience on this golf course highly challenging. The Taquitz Country Club at the same time also offers the player picturesque mountain views and fairways lined with trees that create the perfect back drop to the golfers as they play.


Resort Course


This elaborate golf course was designed by Ted Robinson Jr. who made it using the links style and technique making the resort course into what it is today. The Resort Course found at the Taquitz country club features a par- 72, 6705 yard course that has four sets of tees. This course is the more recent of the two courses at Taquitz country club owing to the fact that it was opened to the public in 1995.

The Resort golf course features a perfect blend of spectacular architectural design and natural desert beauty, which most golfers relish and enjoy. This desert design coupled with the magnificent waterscapes, and spectacular mountain views will leave golf players enjoying the game and wanting more of the breathtaking scenery.

Snowbirds season ending in Palm Springs..

End of the season for Realtors in Palm Springs

Not only the heat that started quite early this year but the snowbirds flocking out of the area kind , and as a Realtor …I have this kind of relief feel, the tour guide season is over for us REaltors too.

We do love the snowbirds and the full activity and buzz that they bring with them to our area. But as a seasoned Realtor, I know that we have to get in gear for the SERIOUS BUYERS…the people that mean business …the ones that are ready to fly in to look at properties and that are ready to write an  offer.

The numbers we can show for the last 5 to 6 years confirm that our best numbers are reached during the summer…too hot to golf …so they stick with us…and we get the business taken care off.

So yes we are ready for you guys and despite the heat we will get into our cars and take the time to show you around…

I am of those Realtors that stay in for the whole summer and will not complain. Just love Palm Springs in all weather and season

Golf Country Clubs in Palm Springs and the Desert Cities

What is happening to memberships in the golf country clubs?


The majority of the buyers who want to buy homes or condos in golf country clubs are now pleasantly surprised. The access to golf with NO initiation fees or low initiation membership cost  was until now limiting me when searching for homes for my buyers. Only less than 6 in our whole valley entered that category.

The buyers ready to pay for the homes (affordable today) where staying shy away from the a lot of them because of the membership initiation cost and those prestigious country clubs got into financial trouble : not only they did not get the new memberships but they were losing the potential “spenders” at the restaurants, the golf tees fees etc… It was a LOSS LOSS situation since the beginning of this economy turn.

Finally they GOT it and a good number of great country clubs have not only lowered their membership and  some of them are even waiving them if you  buy a home within the country club. This is great news and opens up a lot of possibilities for the buyers interested in golf country clubs.

The beautiful estate of previous Palm Springs Mayor , Sonny Bono, is on the market for  sale. The property is located in the prestigious Mesa area in South Palm Springs.

Offered at just under $4 million . just under 10 000 squarefoot, 6 bedrooms and 7 bathrooms the with the main house and 2 guest cottages. The property was part of the King Cap Gillette Estate built in the 1920’s

I understand that most of the US and Canada are cold and even colder than any other winter. Blizzard I hear OMG! temperatures below freezing!

I am OK with our higher taxes, with the burning heat in the summer just to have the opportunity to enjoy our wonderful winter.

My clients talk to me on a daily basis and relate the horror stories of no electric, cleaning the snow at their front door, cars buried under the snow…Does that create the “urge” to find a place as small or as big as they can afford and spend time IN THE SUN.

Maybe this is why it is so surprising to a lot of potential real estate buyers out there (specially from Canada) that our prices are “high”.

Selling Real Estate under 115 degres heat in Palm Springs

Mid August, the hotest time of the year and buyers are buying real estate in Palm Springs


I can’t believe that our best selling month for this year is going to be August. We have been showing properties to clients everyday single day since the beginning of August and coming up we have appointments set up everyday, sometimes two buyers per day.


Most Realtors  flee the area during the summer months


Alvin and myself always make it a point of staying in Palm Springs because by experience we have seen that the strongest months for serious buyers are the summer months.


Need to educate those buyers to avoid frustration and disapointment


Again because of the media, potential buyers from out of the area, get the wrong impression and have to reconsider their budget after seeing what the market really has to offer.

Prices came down 30% to 40% since the 2005 years and that is where to look for deals.

Our market has not been flooded and is not flooded with huge inventory of new built (over built) homes. Prices in fact have stabilized and went up month over month for the last quarter.
